Phase 1: Needs Assessment

This phase,  led by L’Excellence, is to conduct a thorough needs assessment with the client. This involves understanding client’s specific requirements, such as desired location, size, layout, amenities, budget, and special considerations unique to client’s business (if any). By gathering this information, L’Excellence establishes a clear understanding of what the client needs in an office space.

Phase 2: Market Research

Once the client’s requirements are established, the next phase involves conducting market research. This includes identifying potential business premisses that match the client’s criteria. Market research involves analysis of available properties, considering factors like location, accessibility, market trends, rental rates, and suitability for the client’s business operations.

Phase 3: Property Shortlisting

Based on the market research, L’Excellence creates a shortlist of business premisses that meet the client’s criteria. This list, including detailed information about each property, floor plans, lease terms, pricing, and any additional relevant details, is presented to the client for review and consideration. 

Phase 4: Property Visits

The representatives of client visit the shortlisted properties together with representative of L’Excellence to get a first-hand look at each option, to assess the space, evaluate its suitability, and envision how it aligns with their business needs. During these visits, the representative of L’Excellence provides the representatives of client with all the necessary information, if having any questions or concerns, in order that client makes an informed decision.

Phase 5: Negotiation and Lease Agreement

Once the client identifies preferred business premisses, the negotiation phase begins and involves negotiating lease terms, rental rates, lease duration, possible incentives, and any other relevant provisions with the property owner or leasing agent. L’Excellence representative participates on those negotiations to protect the client’s interests and secure the most favourable terms possible. Once the negotiation is successful, a lease agreement is drafted by L’Excellence and reviewed by all parties involved.

Phase 6: Lease Finalization

When the lease agreement is finalized, and both, the client and the property owner, sign the document, this legally bind the terms and conditions agreed upon, including rent payments, lease duration, maintenance responsibilities, and any other agreed-upon provisions. The client may also be required to submit necessary documentation and payments, such as security deposits, guarantees or advance rent payments, to secure the office space. L’Excellence monitors and coordinates all stated activities to ensure that phase of lease finalisation ends up well for all parties involved.

Phase 7: Office Setup and Move-In (optional)

After the lease is signed, the final phase involves coordinating the office setup and facilitating the client’s move-in process, as arranging for necessary renovations or modifications, coordinating with service providers for utilities and internet connection, and assisting with the logistics of moving in furniture and equipment. L’Excellence is offering full-scale management of those activities in form of Projects, if needed.
